General Leasing Questions
Can I pay my bill with a credit card? Is there an extra charge?
Yes! Through your Resident Portal you can view your balance and
submit payments online using a credit or debit card or electronic
check from any computer or smartphone! Convenience fees may apply
for all online payments.
Do I have a meal plan?
Since
The Alloy is not on-campus housing, you are not required to
purchase a meal plan! Each apartment is fully equipped with
stainless steel kitchen appliances, so you have everything you need
to cook up a delicious meal right at home!
What if I need to cancel my lease?
Leases
are legally binding and cannot be cancelled, however we do offer
lease re-assignments for a $300 fee. Please contact our leasing
team for further details.
If I pay in full, do I get a discount?
The
Alloy does not offer discounts for rent paid in full. However,
prepayment gives you the peace of mind knowing that your account is
in good standing at all times!
Is The Alloy pet-friendly?
The
Alloy is a pet friendly community! No more than one animal is
permitted in a bedroom and no more than two animals are permitted
in an apartment. Your furry friend gets the royal treatment at The
Alloy with our Get-Clean Pet Spa!
What do I need to hook up my computer to the internet?
You
will need a CAT 5 (Ethernet) cable. We have internet outlets in
each bedroom and common area. Your computer must be configured
properly for the internet to work. Your computer or device must be
registered as an active device with our internet service provider.
The resident is responsible for connecting with an internet service
provider to set up initial service. We also have community-wide
WiFi available in the common areas.
How are roommates matched?
At
The Alloy, you won’t be assigned a random roommate that you’ve
never met! If you are unsure who you would like to live with, we
suggest checking out the UMD OCH database to find potential
roommates in the area! With permission from all parties, our team
is happy to put you in touch with another potential resident who we
feel may be a good fit for a roommate so you can get to know each
other before signing a lease together!
How close to campus are you?
We
are just a 15 minute walk to University of Maryland and even closer
to neighborhood shops and restaurants! Don’t feel like walking to
class today? No problem! The Alloy is located just around the
corner from a Shuttle-UM stop!
If I am over 18, do I need a guarantor?
If
you are over the age of 18 and meet the financial requirements, you
do not need a guarantor! Otherwise, all residents are required to
provide a guarantor.
Is parking available?
We
have a limited amount of parking spaces available on a first come,
first served basis. Monthly parking fees are $50 for the first car
and $75 for each additional car. A reserved parking space will have
a monthly parking fee of $85. All parking contracts are month to
month.
What types of leases are available?
All
of our leases are 12 month leases.
What utilities are included in my rent?
The
resident is responsible for their own utilities, including
electric, water and sewage.
When is my security deposit due?
If
you do not have an approved guarantor, you must pay a security
deposit by the first day of your lease.
When is my first payment due?
All
first payments are due by the first day of your lease.
Will you send me a bill each month for rent?
Conservice
will send a statement to the resident's mailbox each month which
shows base rent, any add-ons such as parking, trash, water and
sewer charges. These can be submitted through one or multiple
payments through the resident portal.
Renewal Questions
Can I request different roommates?
We
want you to be comfortable here, and we will do everything we can
to accommodate your roommate requests.
What is a "renewal?"
Are
you loving it here and can't imagine leaving at the end of your
lease? By signing a renewal, you get to extend your stay at our
community!
If I renew, do I have to move out and then move back in?
When
you renew and choose to stay in your current spot, no moving is
required!
If I renew, will my guarantor have to sign again?
Yes,
you, and all of your roommates will need to sign a new lease. All
guarantors will also need to sign a new guarantor addendum as
well.
I'm graduating in December, can I still renew?
Contact
the office for details on the options available to you.
I just moved in, is it too early to renew?
Renewing
now will provide the most benefit to you. By signing early, you
will secure your space for next year and take advantage of the best
pricing available.
How do I renew?
We
know how busy you are, so we have made the process as quick and
easy as possible. Renewing is a easy as "1,2,3"! Just following
these steps:
1. Open your renewal email from us.
2. Review the terms, and click "Accept"
3. Follow the prompts to sign the new lease agreement.
